Inspired operator wanted by City of Sydney to help shape Green Square’s creative scene

Green Square creative hub - artist impression (1).jpgThe City of Sydney is seeking an inspired operator to help shape the creative culture of one of Australia’s fastest-growing suburbs.

Under its popular Accommodation Grants Program, the city will lease its new multi-purpose creative hub in Green Square to an organisation or individual with a vision for supporting local arts in an area set to double in population over the next 15 years.

The successful candidate will take charge of the new Joynton Avenue Creative Centre, which includes space for an artist-run gallery, artist studios, classrooms, workshops, bespoke jewellery benches, co-working spaces for creative entrepreneurs and hire spaces for the community.

Lord Mayor Clover Moore said this was a great chance for a leading creative organisation to bring their ideas to life in Green Square’s new arts community.

Says Lord Mayor: “Green Square residents won’t have to travel far to tap into culture and creativity.

“The new Joynton Avenue Creative Centre will give local artists the space to try out new ideas, collaborate, expand their businesses and connect with the community.”

Through the City’s Accommodation Grants Program, the creative centre will provide an accessible place for artists to hire low-cost spaces to develop their work, as well as office space for creative start-ups and new enterprises.

The successful head tenant will have significant experience in managing cultural programs and creative spaces, with the ability to partner with like-minded organisations to deliver a mix of arts, cultural and community offerings.

Successful candidates will have a strong vision for the property as a creative centre that:

    • Ensures creatives are able to access the spaces at affordable rent

    • Encourages space for jewellers and an artist-run program in the ground floor gallery

    • Provides community access to classes and practise-based learning in the arts

    • Includes a plan for securing community use of the outdoor and ground floor hireable spaces

    • Fosters collaboration and engagement with the local community

    • Provides a feasible business model for the property’s management.

The operator will also directly manage sub-leases for spaces and may consider various terms or space-share agreements suitable for the usage of each space.

The three-storey arts centre is located at the former South Sydney Hospital site at 3 Joynton Avenue, Zetland and includes the following spaces:

    • Outdoor and ground floor hire spaces for creative, cultural, social and recreational use

    • Ground floor spaces featuring a gallery for exhibitions and a large open classroom intended for creative classes and workshops

    • First floor spaces intended as artist studios, a jewellery studio and workshop space

    • Second floor office spaces for creative industries including a large open-plan space for co-working and a meeting room.

Common areas on each floor include a breakout room, kitchenette, lounge and verandas. Work on the $18 million centre began in late April and is expected to be complete in mid-2017.
